2 of Every 25 U.S. Homes Worth at Least $1M
While $1M signified luxury property a short while ago, it’s now 8% of the nation’s housing stock – but a large percentage of those homes are still in Pacific Coast states..
The share of homes worth seven figures is on an upswing after dipping to a 12-month low (7.3%) in February because prices are rising on a year-over-year basis after a decline early in the year.
Overall, the median U.S. home-sale price rose 3% in July, the biggest increase since last November, according to Redfin, with luxury home prices rising even faster – up 4.6% year over year to $1.2 million in the second quarter.
Elevated mortgage rates discourage potential home sellers, who are staying put to keep their relatively low mortgage rates. As a result, inventory dropped so low that buyers still in the market are competing for those few homes that are for sale. That’s driving up home prices and pushing many of those listings above the million-dollar mark.
“The supply shortage is making many listings feel hot,” said Redfin Economics Research Lead Chen Zhao. “In most of the country, expensive properties that are in good condition and priced fairly are attracting buyers and in some cases bidding wars, mostly because for-sale signs are few and far between right now.”
The share of homes worth seven figures has doubled since before the pandemic. In June 2019, just over 4% of homes were valued at $1 million or more. (more…)
Hot Home Trend: Gothic Glam
Here’s one home style that could be described as eerily bold. Ferguson Bath, Kitchen & Lighting Gallery’s latest style report, 2023 Trends & Influences IX calls out “gothic glam” as a trend to watch in the new year.
Signatures of this look includes statement lighting fixtures, such as wrought-iron chandeliers and candelabras. To soften the style, pair it next to tall windows that flood a room with natural light, but also adds to the drama.
Other ways to add some Gothic Glam impact: Bronze plumbing fixtures, black accents, woodwork, vivid jewel tones and ultra-glamorous wallcoverings, Ferguson designers note in the style report.

Most expensive home in Naples history sells for $62 million
The most expensive home in Collier County history sold Thursday for $62 million, shattering the old record by $10 million.
Built in 2014, the 16,000-square-foot estate features six bedrooms, a glass wine room, a gourmet kitchen, a game room and a second-level pool and came furnished in the transaction.
$10 million plus sales more than double in 2021
High-end home buyers were a tour de force in 2021, and Los Angeles was their shopping destination of choice, according to an inaugural ultra-luxury-focused report from Compass released Wednesday.
Across the U.S. last year, more than 2,300 residential properties priced at $10 million or more changed hands across the 30 major markets the brokerage profiled—more than twice as many deals as in 2020.
Los Angeles took the lion’s share of those trophy-home sales, with 27.3%—or 628—of all $10 million-plus sales occurring in La La Land. Next in line was Manhattan, with 326 transactions, followed by Palm Beach, Florida, with 203.
Across all 30 markets analyzed, more than $40 billion was spent on residential real estate at or above $10 million, the report said, a 138% surge from 2020. (Mansion Global)

Naples Beach 2021 Market Report
Naples Beach covers the area mostly to the East of 41 from Port Royal to Pelican Bay and includes the most expensive real estate in the Naples area in zip codes 34102, 34103 and 34108 (see may below). The market saw significant increases in median prices in 2021. The absence of high end buyers was the reason for the drop in SFH median prices is the second half of the year, with the low inventory causing a sharp drop in sales in Q4. When looking at price increases it is important to remember that building costs have also gone up substantially in the last 2 years

Sanibel/ Captiva 2021 Market Report
Sanibel Island Beaches are some of the most unique barrier islands of the world, having an east-west orientation when most islands are north-south. Captiva Island is just over a small bridge which crosses at Turner Beach.
Sales, median prices and prices per sq.ft (PSF). all grew strongly in 2021. The drop in the Condo median price from Q3 to Q4 was the result of the mix of sales: the median PSF increased slightly.
When looking at price increases it is important to remember that building costs have also gone up substantially in the last 2 years.

Naples Market Report by Location and Property Type
The market statistics produced by Realtor Boards provide a lot of useful information, but group together what to me are wholly different categories – e.g. Single Family and Manufactured.
Here then is what I hope will be a more useful and informative analysis, which shows the breakdown using the categories that make sense to me. I also include definitions of the different property types after the charts.
Single Family and Villas
Villas have HOAs, Single Family homes do not. And the price point tends to be different. Ergo, they should be analysed separately:
Prediction: Lots of International Buyers Over the Next Year
NEW YORK – In June, when real estate agent Nitin Gupta took two clients to see a new housing development in the Dallas-Fort Worth area, a sales representative for the builder told him all the units were gone.
The builder had planned to sell 100 homes to investors out of roughly 1,500 he was planning to build. Investors had come to the site the day before, the rep told Gupta, and another agent had pitched the homes to a group of buyers in China over Zoom.
“He said, ‘The people were saying, I want one, I want two, I want three. Boom, boom, boom,” Gupta recalls. “The agent sold about 50 to 60 homes and the builder had sold 130 homes the first day.”
While the global COVID-19 pandemic has squashed sales of U.S. homes to foreign buyers over the last year, local buyers should be prepared for a rebound in competition from other countries in the next 12 months, economists say.
Texas, Gupta’s state, ranked as the third-most-popular destination for foreign real estate buyers between April 2020 and March 2021, according to a recent report by the National Association of Realtors. Florida and California claim the top two spots, while Arizona, New Jersey and New York follow Texas. (more…)
Tom Brady’s modest new Yacht
Tom Brady has decided that it is time to upgrade from his current boat, a 55-footer made famous in February when the Super Bowl QB (and GOAT) launched the Lombardi trophy from the stern across the water to another yacht during the Buccaneers’ victory boat parade.
“Moving down to Tampa Bay last year, I live right on this beautiful bay — Old Hillsborough Bay — and the first thing I did when I got here was say, ‘I need a boat. I gotta be able to get out on this beautiful water.’ And I was able to do it,”
“I think the 77 will be a little bit more suited for what we need it for down here, which is a few more day trips and weekend trips,” Brady said of the upgrade.
I wonder if the new boat will have a platform as a stable base from which to throw next year’s trophy to Gronk? (more…)
