Why This Housing Market Is Not a Bubble Ready To Pop
According to this report from Keeping Current Matters the major reason for the housing crash 15 years ago was a tsunami of foreclosures. With much stricter mortgage standards and a historic level of homeowner equity, the fear of massive foreclosures impacting today’s market is not realistic.
Homeownership has become a major element in achieving the American Dream. A recent report from the National Association of Realtors (NAR) finds that over 86% of buyers agree homeownership is still the American Dream.
Prior to the 1950s, less than half of the country owned their own home. However, after World War II, many returning veterans used the benefits afforded by the GI Bill to purchase a home. Since then, the percentage of homeowners throughout the country has increased to the current rate of 65.5%. That strong desire for homeownership has kept home values appreciating ever since. Expansion Plans for Fort Myers Airport
Anybody flying in or out of RSW recently will have seen signs announcing expansion plans.
The RSW Terminal Expansion Project includes consolidating the Transportation Security Administration checkpoints into a new 16-lane configuration and providing additional seating, concession spaces and a business lounge. In total, more than 164,000 square feet of space will be remodeled and 117,000 square feet of new walkways and concession space will be added to the airport terminal.
The project actually started in October 2021 and construction is planned for three years.

Naples First Quarter Housing Market Summary
The trends evident as 2021 progressed – persistent demand meeting lower inventory leading to fewer sales at higher prices – continued into Q1 2022. As always, caution should be exercised when looking at small numbers of transactions. Also note that the percentage changes are from Q1 2021 – in most cases the change since Q4 2021 is less dramatic. Following the table, which shows numbers for each of the 5 areas of Naples, are definitions of the different property types in Southwest Florida.
Florida Regulator: Insurers Can Offer Roof Deductibles
TALLAHASSEE, Fla. – Florida has had a rash of insurance claims alleging damaged roofs covered under their homeowner’s property insurance policy, and the 2022 Florida Legislature considered a fix that would have charged homeowners a deductible if their roof needed replacement following a covered event. However, the bill, SB 1728, passed the Senate but failed in the House.
While the Florida Legislature may return to Tallahassee for a special session to discuss the state’s property insurance challenges, it’s generally not expected to do so before November after a new House Speaker takes over.
On Wednesday, however, the Florida Office of Insurance Regulation (OIR) announced that it would allow insurers to offer roof-replacement deductibles as an option in their policies. (more…)

The Great Resignation’s impact on home construction means that the value of Florida residents’ homes could see another double-digit price rate increase in 2022, according to a recent report from the CE shop: The Great Resignation’s Effect on Florida Real Estate.
This impact comes on top of a 70% decrease in inventory since the start of the pandemic:

Earth to Federal Reserve: What are you waiting for?
As the debate amongst economists continues as to whether the Federal Reserve will raise interest rates 3 times, 5 times or 7 times this year, the Federal Reserve continues to do….nothing.
Giving the market advance warning about changes in monetary policy is an excellent idea, but the lack of flexibility from the Fed is alarming. The Fed has consistently said that its decisions as to the timing of the end of its bond buying program – which has glutted stock and real estate markets with cash – and the start of the “lift-off” in interest rates would be “data dependent.”
Well, my question is this: what data are you seeing Mr. Powell that the rest of us are missing? And by the rest of us I mean professional and award-winning economists – and me..
In March 2021, 11 months ago, Chairman Powell said: “We’re not going to act pre-emptively based on forecasts for the most part, and we’re going to wait to see actual data. And I think it will take people time to adjust to that, and the only way we can really build the credibility of that is by doing it.”

Central Naples 2021 Market Report
Central Naples covers the area bounded by David Blvd, Goodlette-Franke, Pine Ridge and Collier Blvd. and includes zip codes 34104, 34105 and 34116 )see map below). The market saw consistent growth throughout 2021 in all categories. Q4 saw significant increases as renewed demand met a reduced supply of properties for sale.

Sanibel/ Captiva 2021 Market Report
Sanibel Island Beaches are some of the most unique barrier islands of the world, having an east-west orientation when most islands are north-south. Captiva Island is just over a small bridge which crosses at Turner Beach.
Sales, median prices and prices per sq.ft (PSF). all grew strongly in 2021. The drop in the Condo median price from Q3 to Q4 was the result of the mix of sales: the median PSF increased slightly.

Estero 2021 Market Report
Estero is sandwiched along Florida’s Gulf Coast between Naples to the south and Fort Myers to the north and lays claim to Florida Gulf Coast University and serves as a relaxing destination.
