IMPERIAL GOLF ESTATES Q1 2026 MARKET REPORT
MEDIAN PRICE and SALES
The median price of the very few Single Family sales in Q1 2026 was the highest since Q2 2024.
On the other hand, the median price of the very few Villa and Condo sales was at a multi-year low, as 5 of the 6 sales were lower-priced condos.
As a seasonal market, sales prices in general are higher in the first half than in the second half of the year.
Villa/Condo sales were also a multi-year low.

INVENTORY
The absolute number of properties for sale, while recovering from the post-COVID boom, is below the pre-COVID levels, but the low level of sales has increased the months of inventory stat.

SALE PRICE to LIST PRICE
The Sale Price to List Price (at the time of sale – green line) ratio has fluctuated around the 95% level. The ratio to the Original List Price (blue line) suggests that sellers are not yet being realistic in their pricing – which may be while sales were slow.

PRICE per SQ FT (PSF) and PACE of SALES (Days to Offer Accepted – DTO)
After the 2019 to 2022 spike, the PSF has been quite stable for SF. The Q1 number Condos may reflect the sale mix. and Villas, a little less so for Condos. The pace of sales remains slow.
